Job Description Summary

Oversee the custodial and maintenance services for campus buildings to satisfy the needs of faculty, staff, and students. The Manager serves in a leadership role within the zone and must be innovative and visionary to ensure that services are consistent with the mission and goals of Facilities Management and the University. This position is responsible for the development and supervision of custodial and maintenance staff, including full-time and part-time bargaining unit employees, student workers, and temporary employees. Additionally, the Manager is instrumental in the coordination, development, training, and work inspection of custodial and maintenance staff to ensure compliance with quality and customer satisfaction standards.

Essential Duties & Responsibilities (other duties may be assigned)

1. Assign, supervise, and oversee the custodial and maintenance staff; establish and adjust work assignments to meet production schedules.
2. Inspect and identify custodial/maintenance needs to develop innovative solutions in alignment with the department vision.
3. Perform and demonstrate the ability to manage and create work orders through the Maintenance Direct program. Manage and distribute these work orders to Building Mechanics, Trades, or other Facilities Managers.
4. Provide excellent customer service to faculty, staff, students, and off-campus customers.
5. Maintain visibility and be available to customers; resolve customer maintenance and custodial related problems.
6. Direct custodial and maintenance staff in cleaning and maintaining assigned areas; develop quality standards for implementation.
7. Inspect completed work for conformance to specifications and standards; ensure conformance to safety and sanitation regulations.
8. Maintain inventory; order equipment and supplies.
9. Prepare custodial and maintenance reports utilizing departmental software.
10. Carry out supervisory responsibilities in accordance with the organization’s policies and applicable laws.
11. Responsible for interviewing, hiring, and training employees; planning, assigning, and directing work, appraising performance, and addressing complaints and resolving problems.
12. Work irregular hours due to the nature of the position, including being on call 24-7.
13. Apply safety-related knowledge, skills, and practices to everyday work.
14. Commit to learning about continuous improvement strategies and applying them to everyday work.
15. Actively engage in University continuous improvement initiatives.

Required Education (minimum requirements)

• Bachelor’s degree or an equivalent combination of education and experience from which comparable knowledge and abilities can be acquired.

Required Experience (minimum requirements)

• Two years of supervisory experience.
• Experience using personal computers and basic software packages.

Desirable Education and/or Experience

• Experience supervising bargaining unit personnel.

While performing the duties of this job the employee is occasionally required to sit, climb or balance; and taste or smell. The employee is frequently required to stoop, kneel, crouch or crawl.
The employee is regularly required to stand; walk; talk or hear, use hands to finger, handle, or feel an object; and reach with hands and arms.
The employee must regularly lift and/or move up to 25 pounds, occasionally lifting and/or moving up to 100 pounds.
Specific vision abilities required by this job include close, distance, color, and peripheral vision; depth perception and the ability to adjust focus.
While performing the duties of this job, the employee is occasionally exposed to wet, humid conditions; fumes or airborne particles; toxic or caustic chemicals; extreme cold (non-weather); and extreme heat (non-weather) and may be exposed to the risk of radiation.
The noise level in the work environment is usually moderate.
